The Challenge

The property was on the edge of Highgate Conservation Area, meaning Haringey's planning officers applied conservation area design sensitivity to the application despite the property itself not being listed. The rear garden was on a slight slope, requiring the extension floor to be stepped down by 150mm from the existing ground floor — this complicated the kitchen layout design and the underfloor heating screed detail.

Our Solution

Our architect designed a simple contemporary rear extension that referenced Highgate's building tradition — brick to match the existing house, a flat roof with upstand, and a clean rooflight. Haringey's conservation officer agreed the design was appropriate. The stepped floor level was resolved by designing the kitchen island to bridge the step elegantly, and the underfloor heating specification was adjusted to use a thinner screed on the lower section.
