Rear Extension, Hampstead

A single-storey rear extension to a four-bedroom Victorian terraced house in Hampstead, extending the ground floor by 22m² to create an open-plan kitchen and dining space with bifold doors, a large rooflight, and underfloor heating. Camden LBC planning permission was obtained and the project was completed in 14 weeks.

The brief and property

The rear garden boundary was close to the property and the extension's rear wall came within 1m of an adjoining garage structure, requiring a party fence award. The existing kitchen was in a poor state and functionally unusable — planning was required as the proposed extension depth exceeded Permitted Development limits for the conservation area. A large neighbouring lime tree had a TPO designation requiring an arborist's report.

Work completed

We commissioned an arborist report confirming the extension footprint lay outside the lime tree's root protection area. Planning was obtained in 8 weeks, the party fence award agreed amicably, and a phased construction sequence allowed the kitchen to be demolished and rebuilt without the family being without cooking facilities for more than five days.
