The Challenge

The rear garden was partly sunken below ground-floor level, meaning the proposed extension had a floor level 300mm above the garden — creating a step down from the bifold doors to the garden. The clients wanted a level threshold to the garden for accessibility and aesthetic reasons. The extension also required a party wall award with both neighbouring properties.

Our Solution

We raised the garden level in the patio area immediately adjacent to the extension using permeable paving on a compacted MOT Type 1 base, creating a continuous level from the extension floor to the garden. Drainage channels were installed at the transition. Both party wall awards were agreed within 4 weeks. The completed patio with matching porcelain tile connected the indoor and outdoor spaces seamlessly.
