The Challenge
The property was occupied and then a probate sale — the solicitor required a detailed condition survey before works could begin, and the estate needed to be vacated during the programme. The original 1970s kitchen extension had subsidence issues that were not flagged in the original survey, adding structural remediation to the scope. The timeline was non-negotiable due to a sale completion date.
Our Solution
We produced a comprehensive pre-works condition survey including a structural engineer's report within 10 days, satisfying the solicitors and insurers. The extension subsidence required underpinning of two sections — we brought in a specialist subcontractor and managed it within the original timeline by advancing other programme elements. A project manager maintained daily coordination across seven separate trade packages.
