Boiler Service in Hampstead & NW London — Planned Appliance Servicing
Planned boiler servicing across Hampstead and London — gas-boiler work assigned to an appropriately qualified Gas Safe-registered engineer.
A routine service follows the appliance and accepted service scope. Work on a gas boiler is assigned to a Gas Safe-registered engineer qualified for that appliance category. A landlord gas safety check and record is a separate statutory scope, not an automatic outcome of a boiler service. The price basis follows the written appointment — not a fixed postcode package.

Choose service, repair or statutory safety-check intent
A boiler service, a fault repair and a landlord gas safety check are different appointments. A service follows the appliance and manufacturer maintenance context; a repair responds to a reported defect; a landlord check addresses specified legal safety duties and produces a gas safety check record. One visit may combine agreed activities where the engineer is qualified and the scope says so, but the page should not imply that one automatically delivers the others. State the required outcome first so the correct time, records and price basis can be confirmed.
Use the right reason for planned servicing
For an owner-occupier, HSE strongly advises regular maintenance and servicing at least annually by a Gas Safe-registered engineer, but that advice should not be presented as the same statutory annual duty that applies to relevant landlords. Manufacturer instructions, appliance condition, usage and any product-warranty terms also matter. Avoid a blanket claim that every warranty remains valid simply because a generic annual visit was booked. The service interval and required evidence should come from current official guidance, the manufacturer’s documents and the customer’s actual legal or contractual position.
Confirm the engineer is qualified for this appliance
A Gas Safe registration number is necessary but the work category still matters. The customer should be able to check the business, identify the operative and confirm that the engineer’s card includes the relevant appliance, fuel and service activity. A general heating, plumbing or handyman label does not establish competence to service a gas boiler. If the property uses LPG, communal plant or a non-domestic appliance, disclose that before booking because the required category may differ from ordinary domestic natural-gas boiler work.
Prepare appliance history and safe access
Provide the boiler make and model, installation and last-service dates where documented, previous reports, known intermittent symptoms and any recent repairs. Photograph the label, controls and cupboard from a safe position without opening the case. State floor level, access restrictions, parking or porter rules and whether the flue or appliance sits within joinery. Service attendance should not assume that unsafe access, blocked ventilation, missing documentation or an active fault can be absorbed into a routine appointment without a changed scope.
Do not advertise a universal service checklist
The qualified engineer should service the appliance in line with the applicable manufacturer instructions and gas-safety requirements. Different models and conditions can call for different examinations, measurements, cleaning or component access. A marketing claim such as a universal “full 20-point service” may be misleading if it is not tied to the appliance instructions. The written appointment should state the service basis, whether consumables are included, and whether other gas appliances, the wider heating system or landlord-record checks are outside the visit.
Keep observations and remedial repairs separate
A service can reveal a defect, deterioration, unsafe condition or maintenance need that was not known when the appointment was accepted. The engineer should record and communicate the finding through the appropriate safety process. Unless a defined repair allowance and consent route already exists, parts and remedial labour should be quoted separately rather than silently added. A serviced appliance is not guaranteed never to fail, and completion of routine maintenance should not be advertised as proof that the whole heating system or every connected component is defect-free.
Specify landlord gas safety duties and records correctly
For relevant rented property, HSE requires annual gas safety checks for covered landlord-provided appliances and flues, retention of records and provision of copies to tenants within the applicable periods. The record must include specified appliance, property, engineer, date, defect and check information. HSE also warns against assuming that a service automatically meets the safety-check requirement or that a safety check alone is sufficient maintenance. The brief must identify every appliance and flue to be checked and whether a formal landlord gas safety check record is required.
Retain a service report that says what actually happened
The handover should identify the appliance, attending engineer and business, date, service basis, work or observations recorded, any safety instruction and any follow-on action. If the visit also delivered a landlord gas safety check record, keep that as the correctly described document rather than renaming the service report as a certificate. Product-warranty submissions depend on the manufacturer’s terms and should be confirmed case by case. The next planned interval should reflect the applicable instructions and duties, not a reminder date invented solely for marketing.

Service record quality checks
- Is the operative registered for this fuel and appliance category?
- What manufacturer or technical basis defines the service?
- Are repair labour and parts outside the routine visit?
- Is a landlord gas safety check record expressly included or excluded?
- How will an unsafe or defective finding be communicated?
- Which report, record or warranty evidence will be supplied?
- Does the next interval follow duties and instructions rather than a slogan?
