Wraparound Extension, Highgate

A wraparound single-storey extension to a 1930s semi-detached house in Highgate, combining a rear extension and side-return infill to create a fully open-plan ground floor of 55m² with bi-fold doors, a large skylight grid, and a bespoke kitchen and dining area.

Project Type

Wraparound Extension

Duration

18 weeks

Project Value

£128,000

The Challenge

The 1930s semi had a utility side passage and a rear conservatory that both required demolition before the new extension could be built. Haringey LBC required a full planning application as the combined extension size exceeded Permitted Development limits. The wraparound design required structural walls to be removed on two sides simultaneously — requiring a temporary steel propping structure during the critical phase.

Our Solution

Our structural engineer designed a temporary propping scheme using acrow props and needles that was installed before any structural works began. The steel beam at the rear wall and the parallel beam for the side return were installed simultaneously in a planned one-day steel installation. Planning was approved by Haringey in 10 weeks. The conservation-approved demolition of the existing conservatory was sequenced carefully to minimise structural risk.
