The Challenge
The existing kitchen had been extended into the side return at some point in the 1990s and the side-return section had a notably lower ceiling — the junction between the two ceiling heights was awkward and the 1990s extension was poorly insulated. The existing boiler was sited centrally in the kitchen and needed to be relocated to the utility area to free up the wall for tall cabinets.
Our Solution
The boiler was relocated to a utility cupboard in the hall, with new flue routing through the wall to the side elevation. The ceiling junction was resolved by installing a bespoke downstand beam in painted MDF that became a design feature — framing the transition between the two zones and providing a mounting point for statement pendant lighting. Additional PIR insulation was installed to the flat roof of the 1990s extension.
