Kitchen Extension & Open-Plan Living, Hampstead

A rear single-storey extension combined with internal structural wall removal to create a large open-plan kitchen, dining, and living space for a semi-detached Edwardian house in Hampstead. The project included a bespoke kitchen, bi-fold doors opening to a landscaped garden, and underfloor heating throughout the new space.

The Challenge

The rear extension required a structural opening of significant width to connect to the existing house, requiring a large-span steel beam calculated by our structural engineer. The existing kitchen was in a lean-to extension that was structurally unsound and needed to be demolished entirely. The programme had to work around a family with two young children in residence throughout.

Our Solution

We created a detailed phasing plan that minimised disruption to the kitchen for as long as possible, installing a temporary kitchen in the utility room during the main construction phase. Steel beam installation was completed in a single long day to minimise the period the property was structurally open. A dedicated dust-containment system protected the living areas during construction.
