A full refurbishment of a five-bedroom Arts & Crafts detached house in Hampstead Garden Suburb, completed over 24 weeks. External repairs required Hampstead Garden Suburb Trust consent alongside Barnet LBC planning approval. Period character was maintained and enhanced throughout, with lime mortar repairs, original sash window overhaul, and period-appropriate fittings.

The Challenge

The property's original Lutyens-designed clay tile hanging and roughcast render had deteriorated significantly. Repair required both Barnet LBC consent and HGS Trust approval, with the Trust requiring that all replacement materials be sourced from period-appropriate suppliers. The internal layout had been altered in the 1980s with the removal of an original staircase balustrade and several original internal doors.

Our Solution

We commissioned a heritage architect who had specific Hampstead Garden Suburb experience to manage both consent processes simultaneously, obtaining both approvals in 10 weeks. Original clay tile manufacturers were identified for replacement tiles. A joiner was commissioned to reproduce the original balustrade from surviving photographic evidence. Original internal doors that had been painted and stored in the attic were restored and rehung.
