The Challenge

The property was in severe disrepair when purchased at auction — the roof had partially failed, the chimney stacks were unstable, and sections of the original Victorian ground floor had been replaced with a damp concrete slab in the 1970s that had no DPM. The electrical system was pre-1960s and posed a safety risk. A comprehensive pre-works survey was required to establish the full scope before any costs could be finalised.

Our Solution

A structural engineer and building surveyor conducted a joint condition survey within 48 hours of exchange. The survey identified all structural issues — chimney stack repointing and capping, partial roof reslating, and concrete slab DPM. A fixed-price contract was agreed on the basis of the survey findings. The chimney stacks were made safe in the first week, roof works followed, and the internal works were sequenced to complete by week 18.
