The Challenge

The property was a Grade II listed building, meaning that any alterations — including kitchen and bathroom layouts — required Westminster Listed Building Consent alongside standard Building Regulations approval. The client's specification included a Gaggenau kitchen, spa-level bathrooms, and a whole-home Lutron lighting system, all of which required invisible installation in a property with plaster mouldings, cornicing, and joinery of significant heritage value.

Our Solution

We appointed a Westminster-specialist heritage architect who managed the Listed Building Consent process. A detailed works schedule was agreed with Westminster's heritage officer before any work began. All service routes were pre-agreed to avoid any damage to heritage fabric. Smart home cabling was installed through floor voids and behind reinstated architraves. The kitchen was designed to sit within the existing room proportions without touching any listed fabric.
