The Challenge

The property had significant hidden structural issues: failed lintels over four window openings, a partially collapsed basement vault, and significant rising damp in the front bay. A detailed pre-works structural survey revealed these items after exchange, requiring a revised scope and contract sum before works could begin. The property was in the Hampstead Conservation Area, meaning external repairs required careful material matching.

Our Solution

A structural engineer produced remediation designs for all structural issues within two weeks. The basement vault was relined with a Type C cavity drain membrane system. Lintels were replaced under temporary propping in a carefully sequenced programme that avoided structural risk. All external repairs used lime mortar and matched London stock brick sourced from a reclamation yard. Camden's conservation officer approved the approach in writing.
