Structural Survey and Wall Assessment
We assess which walls between the kitchen, dining room, and living space are load-bearing and which are partition walls. A structural engineer conducts the assessment. We model the new open-plan layout showing the kitchen position, island, dining table zone, and any retained structural columns or chimney breasts that will define the space.

Structural Engineering for Wall Removal
For each load-bearing wall to be removed, a structural engineer designs the replacement steel or timber beam, its end bearing pads, and the temporary propping sequence. All structural calculations are submitted to building control with the full plans application before any structural work commences.

Planning Confirmation
Internal structural alterations rarely require planning permission — they are covered by building regulations. The exception is in listed buildings, where Listed Building Consent is required for any structural alterations. We confirm the consent position before work starts. In NW London, most internal open-plan kitchen projects require only building regulations approval.
