How It Works
- 1
Pre-Exchange Survey and Renovation Brief
Ideally commissioned pre-exchange of contracts, our survey assesses the property's condition before purchase is completed. This allows the renovation brief and budget to be established with full knowledge of the building's condition — avoiding post-purchase surprises. Where the survey reveals significant issues, clients can renegotiate the purchase price to reflect the remediation cost.
- 2
Planning and Consent Assessment
We assess all planned works against the planning and consent requirements of the LPA — particularly important in NW London's conservation areas and Article 4 zones. Any works requiring planning permission are identified and the application submitted as early as possible after exchange, to minimise delay to the renovation start date.
- 3
Works Schedule Prioritisation
A prioritised works schedule is produced: structural and essential services works first (foundations, roof, damp, rewiring, boiler replacement), then kitchen and bathroom installation, then decoration and fit-out. The sequencing is designed to allow works to proceed in parallel where possible to minimise the pre-occupation period.
