End of Tenancy Landlord Checklist

An independent inventory clerk compares the property against the check-in inventory. This is your evidence for any deposit deductions. Book 2 weeks ahead.

Provide the tenant with a checkout cleaning guide. Professional clean is expected if one was provided at check-in.

All keys, fobs, garage remotes, window keys returned. Count them against the original key list.

Gas, electric, water. Photograph each meter with date. Notify utility companies of tenancy change.

Remind the tenant to set up Royal Mail forwarding. Your property should not receive their post.

Walk every room. Check walls, floors, ceilings, windows, doors, fixtures, fittings, appliances. Note damage beyond fair wear and tear. Photograph everything.

Oven, hob, extractor, dishwasher, washing machine, boiler, heating. Run each one. Report faults.

Under sinks, around toilets, bath seals, shower trays. Slow leaks cause expensive damage between tenancies.

Every socket, switch, light. Check consumer unit. Note any tripped circuits or faulty outlets.

Cracked tiles, broken blinds, stiff windows, dripping taps. Fix everything before the next tenant.

Scuffed walls, marks, nail holes. A fresh coat of paint between tenants keeps the property presentable and commands higher rent.

Must be valid. If due within the new tenancy, renew now. Must be provided to the new tenant before they move in.

Must be valid (every 5 years). If due, book now. Must be provided to the new tenant.

One on every floor. Test all. Replace batteries or entire units if older than 10 years.

Required in any room with a combustion appliance (boiler, gas fire, wood burner).

Must be minimum E rating. Must be provided to prospective tenants in the listing.

Recommended (not yet mandatory for all). Simple assessment checks water temperature and tank condition.

Oven, carpets, bathrooms, kitchen — professional standard clean. Keep the receipt as evidence of the standard you set.

You cannot guarantee all keys were returned. A lock change costs £80–£150 and eliminates the risk.

Mow lawn, trim hedges, clear paths. Present the outdoor space well for viewings.

Independent inventory clerk for the new tenant check-in. Matches the checkout process. Non-negotiable for deposit protection.

Return the previous deposit (or negotiate deductions with evidence) within 10 days. Register the new deposit within 30 days.

Notify landlord insurance of the tenancy change. Check vacant property clause if there is a gap between tenants.
