Bathroom Renovation Preparation Checklist

Bath (freestanding, built-in, shower-bath), toilet (wall-hung or floor-standing), basin (vanity unit, wall-hung, pedestal). Order 4–6 weeks ahead for non-stock items.

Thermostatic mixer, digital shower, rainfall head — these determine plumbing configuration. Confirm exact model before first fix.

Floor tiles, wall tiles, feature tiles, trim pieces, grout colour. Order 10% extra for cuts and breakages. Confirm tile sizes — large format tiles need perfectly flat walls.

Built-in, wall-mounted, or freestanding. Confirm dimensions fit the space.

Electric or plumbed. Confirm before first fix as this affects plumbing and electrical routes.

Illuminated mirror, downlights, shaver socket position, toilet roll holder, towel hooks. Small items but need to be planned for wiring and fixing points.

Electric underfloor heating (mat) is popular in bathrooms. Must be installed before tiling. Decide and order before work starts.

Tanking (liquid waterproofing) is essential in shower areas and wet rooms. Confirm the fitter uses a proper tanking system, not just silicone.

If this is your only bathroom: gym membership, neighbour arrangement, or portable camping toilet. Not glamorous, but essential.

Toiletries, towels, medicines, cleaning products. Everything out. Store in boxes labelled for easy access.

Bathroom demolition creates enormous amounts of dust — tile removal is the worst. Seal doors, cover carpets in the hallway.

Old bathroom suite, tiles, and rubble are heavy. Confirm skip arrangement or builder waste removal.

Pre-1990 properties may have asbestos in floor tiles, adhesive, or artex ceilings. If in doubt, get a professional survey before demolition.

Typical: demolition (1–2 days) → first fix plumbing (1–2 days) → first fix electrics (1 day) → plastering (1–2 days + drying) → waterproofing/tanking (1 day + drying) → tiling (3–5 days) → second fix plumbing and electrics (1–2 days) → grouting and silicone (1 day) → snagging.

Plaster: 1–2 weeks ideally (forced drying with dehumidifier: 3–5 days minimum). Tanking: 24 hours. Tile adhesive: 24 hours. Grout: 24 hours before wetting.

A good plumber will reconnect the toilet within the first few days even if the rest of the bathroom is not finished. Confirm this with your fitter.
