Structural Assessment and Floor Loading Survey
Victorian and Edwardian properties have timber joist floors that must be assessed for wet room suitability. We check the joist depth, span, and current condition — floors with inadequate joist depth must be upgraded before a wet room build-up can be applied. We also confirm drainage fall and the feasibility of connecting to existing soil or waste pipes.

Drainage Design and Position
The linear drain position is the critical design decision — it defines the floor fall, tiling pattern, and the structural cut required through the floor. We design the drainage route to the existing soil stack, confirming the available head between the proposed drain position and the stack connection to achieve the required minimum 25mm/m fall.

Floor Joist Preparation or Upgrade
Where existing joists are adequate, they are sistered with additional timbers to provide a rigid substrate. Where the joist depth is insufficient, new deeper joists are installed alongside the existing ones. A rigid cement particle board substrate is fixed across the joists to provide a stable, non-deflecting base for the tanking system.
