Shell Inspection and Services Coordination
We inspect the waterproofed concrete shell to confirm that the sump pump, drainage channels, and structural waterproofing are performing correctly before fit-out begins. All first fix services — mechanical ventilation, electrical supply, data, and any underfloor heating circuits — are mapped and confirmed against the design brief before any boarding or plastering commences.

Mechanical Ventilation and Air Quality Design
Basements require mechanical ventilation to achieve minimum air quality standards for habitable use. We design and install a whole-basement MVHR (mechanical ventilation with heat recovery) or positive input ventilation system, ensuring adequate fresh air supply and controlled humidity to prevent condensation and mould formation in the subterranean environment.

First Fix Electrical, Data, and Lighting Design
A lighting designer works with the architect to maximise the perception of light and space — critical in a space without natural light. LED feature lighting, cove lighting, and any light well illumination are planned in first fix. Electrical circuits for cinema, gym equipment, wet room, or whatever use is intended are installed and tested before boarding.
